Why Florida Homes Need Repiping

Florida construction has gone through several generations of plumbing materials, and each era has its own failure pattern. Homes built before 1990 often have galvanized steel or original copper that has run out of life. Homes built between roughly 1978 and 1995 often have polybutylene piping (gray, plastic, brittle), which is known to fail and is no longer code-compliant. Newer homes built with early copper installations are now reaching the age where pinhole leaks become common. Repiping is not a vanity project. It is a structural plumbing repair for the rest of the home's lifespan.

Polybutylene era.

If your home was built between 1978 and 1995 and still has its original plumbing, there is a chance you have polybutylene. It is gray, plastic, and brittle. Once it starts to fail it tends to keep failing. A whole-home repipe can often be the only permanent fix.

Copper pinhole leaks.

Florida's water chemistry combined with electrical grounding issues in older homes causes pinhole leaks in copper. One pinhole is a repair. Three pinholes in the same year is a sign the whole system is failing.

Galvanized steel.

Pre-1970 homes still standing in Naples often have galvanized steel supply lines that are rusted from the inside out. Pressure drops to a trickle, water comes out rusty, and the only fix is replacement.

Saltwater air.

Coastal homes on Marco Island and waterfront Naples see faster pipe degradation from saltwater air working through the wall cavities. Repipes are common on older coastal homes.

Insurance and resale.

Florida homeowner insurance increasingly requires disclosure or replacement of polybutylene plumbing. A repipe before listing the home prevents the issue from showing up in inspection and killing the sale.

How do I know if I have polybutylene plumbing?
It is gray (sometimes blue, sometimes black), plastic, and the supply lines under sinks look unlike modern PEX or copper. If your home was built between 1978 and 1995 in Florida and has its original plumbing, there is a real chance. We can confirm with a quick site visit at no charge.
How long does a whole-home repipe take?
Most residential repipes take 2 to 5 days depending on home size, layout, and whether drywall work is included. The water is off during certain phases of the work but not the entire time. We walk through the timeline before the job starts.
Will I have to move out during the repipe?
Almost never. We schedule the work so the water is only off during specific phases, usually for a few hours at a time. Most homeowners stay in the home through the entire repipe.
How much does a whole-home repipe cost in Naples?
It depends on home size, number of bathrooms, slab vs crawlspace, single story vs multi-story, and whether drywall closure is included. A smaller single-story home is a different number than a 4,000-square-foot two-story with three baths. Every repipe gets a written quote after a site visit so the price is exact, not estimated.
What is the warranty on a repipe?
The Uponor PEX itself is rated for 50 to 100 years in residential service. Our installation work carries our standard warranty. We back the job, and the manufacturer backs the material.
Can you handle the drywall repair after the repipe?
We coordinate drywall closure as part of the repipe. Some customers want us to handle it end-to-end, others have a contractor they prefer for the drywall. Both options work. The repipe quote includes whichever path you choose.
