What Fails First in a Naples Home
Most of the repair calls we run are not mysteries. Southwest Florida water carries a heavy mineral load, and that mineral load is hard on anything with a moving part or a rubber seal. Cartridges seize. Fill valves stop sealing. Angle stops under a sink freeze in place and then weep once somebody finally turns them. The house does not fail all at once, it fails at the small parts first, and those are the parts we replace most.
Age matters more than brand. A home built in the 1990s is now running thirty-year-old supply lines, shutoff valves that have never been exercised, and a water heater on at least its second replacement. Knowing roughly when the house went up tells us what to look at before we open anything.
Braided supply lines.
The flexible connectors under sinks and behind toilets have a service life. The braid hides the failure until the inner tube lets go. These are cheap to replace and expensive to ignore.
Angle stops.
The shutoff at the fixture is the valve you need working on the worst day. If it has not been turned in fifteen years it often will not turn, or will not reseal after it does.

A running toilet is usually a flapper or a fill valve, and it is the single most common cause of a water bill that jumped for no visible reason.

Start with the toilets, because a silently running flapper is the most common cause and it leaves no visible water. If the toilets check out, the next step is a meter test: shut every fixture off and watch whether the meter still moves. If it does, the leak is in the supply somewhere, and that is worth locating properly before it finds a wall.
Can you fix a faucet or do I have to replace the whole thing?
Often we can fix it. Most faucets fail at the cartridge or the O-rings, and those are replaceable parts on any decent unit. Where we will tell you to replace is when the body is corroded or the finish is already going, because a new cartridge in a failing faucet buys months rather than years.
Do you work on homes in condo and HOA communities?
Yes. A lot of our Naples and Bonita Springs work is in condo and HOA communities, where plumbing is often shared between units and the association has rules about shutoffs and scheduling. We are used to coordinating with property managers and working within building access windows.
