What Florida Homes Do to Water Heaters
Water heaters have a hard life in Southwest Florida. Hard mineral content scales the inside of the tank, salt air corrodes the fittings, and humid garages and closets accelerate rust on the outside. A water heater that lasts 15 years in a cool, dry climate often makes it 8 to 10 years here. The right tank, the right brand, and a code-compliant install are what add years back to the unit.
Hard water shortens tank life.
Mineral scale builds on the inside of the tank and on heating elements, which forces the unit to work harder and fail sooner. Annual flushing helps, but a water filtration system upstream of the heater extends life considerably.
Coastal homes need anode rod attention.
Salt air drives faster anode rod consumption. On Marco Island and coastal Southwest Florida homes, we recommend checking the anode rod every two to three years instead of the standard five.
Garage and closet installs.
Most Florida water heaters live in a garage or a closet rather than a basement. That changes venting, expansion tank placement, and code requirements for combustion air on gas units.
Tankless is gaining ground.
Florida's mild groundwater temperature makes tankless gas water heaters efficient here in a way they are not in northern climates. We install Navien tankless units regularly, and most Florida homes do not need the largest unit on the spec sheet.

How long do water heaters last in Florida?
Tank water heaters in Southwest Florida typically last 8 to 12 years. Coastal homes near saltwater air see the lower end of that range. Tankless units last longer, often 15 to 20 years with regular descaling. Hard water and lack of annual maintenance are the two biggest factors that shorten life.
Should I replace my tank water heater with a tankless?
It depends. Tankless gas units make sense for homes with consistently high hot water demand, available gas service, and a willingness to invest more up front for long-term efficiency. Tankless is not always the right call for low-demand homes or all-electric properties. We walk through the math during the site visit.
What size water heater do I need for my Naples home?
For tank units, a two-person home is fine with 30 to 40 gallons, a typical family of four usually wants 50, and larger families or multi-bathroom homes with high simultaneous use need 65 to 80 gallons. Tankless sizing is different and depends on flow rate and groundwater temperature. We size every install during the quote, not after.

My water heater is leaking. Is that an emergency?
A small drip at the relief valve is usually not an emergency, but it does need to be checked soon. An active leak from the tank itself or from connections at the top is an emergency, especially if the unit sits in a garage near drywall or in a closet near interior space. Shut off the water supply to the unit and call us.
Do you flush water heaters and replace anode rods?
Yes. Annual flushing extends tank life noticeably in Florida's hard water. Anode rod replacement adds even more time and is one of the cheapest maintenance items you can do. We offer both as standalone visits and as part of an annual maintenance plan.
